Utility Activation Manager

SFR3 is a boutique real estate investment fund managing $2B+ of affordable single-family homes. The Fund renovated distressed homes, using software-driven operations to run many “tertiary” markets concurrently. Today we own 10K homes across 20 states, and will launch a second fund on the same rails.

About the Role

As a Utility Activation Manager, you’ll take ownership of SFR3’s national utility activation and transition process, ensuring services (power, water, gas, trash) are correctly managed during tenant turnover. This role is focused on accountability—delivering results against key performance indicators (KPIs) like activation speed, accuracy, and service coverage—while working cross-functionally with the CORE team who will handle execution.

You’ll also oversee the utility runner roster and help implement new projects, like transitioning utilities back into resident names, while keeping day-to-day operations running smoothly.

What You’ll Do

  • Own and manage utility transitions (activations, transfers, disconnections) for thousands of homes during resident turnover.
  • Drive outcomes against KPIs—you’ll be held accountable for performance metrics like speed, backlog, and service accuracy, even as others handle execution.
  • Manage the utility runner roster—ensure adequate staffing and execution quality in support of your goals.
  • Collaborate with CORE and other internal teams (construction, PM, field ops) to ensure smooth, timely utility service.
  • Coordinate and support communications with residents regarding utility transitions, helping to reduce confusion and complaints.
  • Support upcoming initiatives including moving utilities back into resident names—requiring project coordination and clear communication plans.
  • Escalate and resolve complex utility issues involving multiple parties (vendors, utilities, residents).

Must Haves

  • 3+ years in operations, property management, utilities, or logistics
  • Experience managing remote or distributed teams
  • Excellent problem-solving and escalation management

  • Ability to work core hours in Eastern Time

Nice to Haves

  • Single-family rental (SFR) or property operations experience
  • Familiarity with utility processes and local quirks across states
  • Experience with task/ops tools like Airtable, Asana, or Notion

Compensation

  • Base Salary: Competitive, based on experience
  • Bonus Program: Aligned to a “piggy bank” model pegged at ~10–12% of salary. Bonuses are based on KPI performance, with potential deductions for SLA breaches and upside for going above and beyond.
