Plant Operator II

The primary responsibilities of the Plant Operator II will be the organization, management, safety adherence, and quality control of the operational projects when the Facilities Manager is not present in regards to all other maintenance technicians. He/she will also be responsible for the completion of advanced forms of Plant Operator I duties to include the operation of heavy/medium equipment operation, metal fabrication within the scope of requirements by controlling authorities, use of advance tools (i.e. wet saw, jackhammers, acetylene torches, etc.), creation of operational project projected costs for Facility Manager Project Scopes, evaluation of team members as required by hospital quality control programs, evaluation and reporting of staff during offsite projects as it pertains to quality, efficiency, and adherence to safety policies, fulfilling the duties of Facilities Manager, as tasked by the Facilities Manager, during times of absence.

 

The secondary responsibility of the Plant Operator II is to perform work consistent with the duties and responsibilities of the Plant Operator I in maintaining the physical plant, buildings’ interior systems, boilers and HVAC systems in the main hospital, clinic, and Orr buildings. This includes the responsibility to maintain the hospital mechanical equipment to include: boiler operation, heating plumbing systems, medical gas systems, domestic water systems, and fire protection systems electrical, notification, and plumbing systems, in reliable energy efficient operation and good repair to the best of their abilities or certification. The Plant Operator II should ensure the physical plants and grounds are maintained in safe, good repair to ensure the appearance is maintained at the highest degree of quality possible.

These areas of responsibility include, but are not limited to, physical plant building’s interior systems (to include ceiling, wall and floor systems, door and fire barrier systems, modular furniture, signage, architectural print files), building envelops (to include roofing and window systems) and grounds (to include snow removal, storm drain systems, parking lot repairs and standards of cleanliness, grounds support equipment such as sprinkler system).

The Plant Operator II maybe the first to be contacted after hours should an emergency arise or participate in a call rotation. They will immediately contact Facilities Manager of the emergency and begin the process of assessing and solving the issues if possible. If the Plant Operator II is not available to respond it is up to the Plant Operator II to express this to the Facilities Manager for further delegation if needed. When the Facilities Manager arrives on site the Plant Operator II will be responsible for reporting all information to the Facilities Manager for documentation and after action review. The Plant Operator II may be relieved from the call at this time or may be required to remain on site for further emergency resolution.

 

Essential Job Functions:

·       Assists Facility Manager in the prioritization and scheduling of work orders related to ongoing development of predictive/ preventive maintenance program

·       Assists Facility Manager in the development of DNV specific regulatory compliance measures.

·       Responsible for the completion of established monthly pm templates, Life Safety Checks, and equipment inspections. May require delegating assistance from Plant Operator 1 and Maintenance Worker.

·       Assists Facility Manager in the prioritizing of daily workload and distribution of workload amongst the staff utilizing the available work order systems.

·       Demonstrates elevated awareness/ understanding of facility mechanical systems, Life Safety equipment, and building structural design to include aptitude in IBC, IPC, IMC, NEC, NFPA, CMS, and Idaho Administrative code regulations relevant to the Plant Operations of a critical access hospital in the state if Idaho.

·       Ensures operational duties are performed in a safe manner using proper tools and equipment, and records of necessary data are made on proper forms, computer systems and in logbooks.

·       May assume responsibility for tasks normally performed by manager of maintenance or maintenance personnel during sick, vacation and other times as designated.

·       Will fill out requisitions for purchases for submittal to the manager of maintenance. Ensures that all purchase requests and pickups are performed in accordance with hospital purchasing and accounting department policy.

·       Responsible for primary operations of HVAC and boilers.

·       Operates and maintains mechanical equipment such as air compressors, generators, motors, pumps and ventilating and refrigerating equipment.

·       Oversees patient bed and Gurney PM Program.

·       Follows hospital exposure control plans/blood borne and airborne pathogens.

·       Maintains confidentiality of all hospital and patient information at all times.  Follows HIPAA regulations and policies.

·       Regular and predictable attendance is an essential job function.

·       Communicate with patients, families and co-workers in person, in writing and on telephone.

 

Minimum Qualifications:

·       High school diploma or equivalent preferred.

·       Prefer related trade school or military training.

·       5 experience in building trades or 2 years’ experience with an associate’s degree in building technology is desired.

·       A minimum of 3- 5 years’ Physical Plant experience in hospital facilities maintenance setting or equivalent preferred.

·       Must be able to read and interpret manufacturers’ sketches and specifications and perform and document a preventative maintenance program on all equipment under his or her care.

·       Has demonstrated the ability to analyze, organize, delegate, and bring work tasks to successful and timely completion.

·       A minimum 1 year experience managing staff preferred.
