作為設施管理團隊的一員，您將負責確保客戶場域（Office/Plant/Lab）之硬體設施穩定運作。不同於傳統物業維護，本職位需具備高度的服務意識（Service Mindset）與問題解決能力，透過預防性保養、快速應變及供應商管理，最大化設備可用性（Uptime），並協助客戶達成節能減碳與職場體驗優化之目標。
【核心職責】
1. 設施維運與技術支援 (Technical Operations & Support)
執行轄區內機電設備（HVAC、電力、給排水、弱電系統）及建築本體（天花、地板、牆面、家具）之日常巡檢與預防性保養（PPM）。
受理並處理內部員工或租戶之報修工單（Work Order），提供即時、專業且具禮貌的現場維修服務，確保客戶滿意度。
針對複雜故障進行根本原因分析（Root Cause Analysis），提出長期改善對策，避免重複發生。
2. 供應商管理與品質控管 (Vendor Management & QA/QC)
監督外包廠商（如空調清洗、電梯維保、消防檢測）之進場作業，確保其符合 SLA（服務等級協議）規範及安全標準。
審核廠商報價單與施工計畫，協助設施經理進行成本控制與預算執行。
驗收廠商維修成果，確保交付品質符合 FM 標準作業程序（SOP）。
3. 空間管理與專案協助 (Space Management & Project Coordination)
協助辦公室微改造（Minor Works）、工位調整（Churn）及裝修期間之機電介面協調。
參與設施資產盤點，建立並更新設備履歷資料庫（Asset Registry），確保數據準確性。
支援 ESG 相關專案，如能耗數據蒐集、廢棄物分類監管及綠色辦公倡議之執行。
4. 健康安全與風險管理 (EHS & Risk Management)
嚴格遵守職業安全衛生法規，執行高風險作業（如高空、動火、 confined space）之許可審查與現場監護。
參與緊急應變演練（ERP），熟悉斷電、漏水、火災等突發狀況之標準處置流程（SOP）。
主動識別場域潛在安全隱患（Near Miss），並提出改善建議以強化職場安全。
【任職資格】
1. 學歷與證照
專科以上學歷，電機、機械、冷凍空調、土木或相關工程科系畢業。
2. 工作經驗
具備 3-5 年以上 設施管理（FM）、高端辦公大樓、科技廠務或連鎖零售業維護經驗。
有跨部門溝通協調經驗，能同時應對內部行政單位與外部技術廠商。
3. 專業技能
熟練使用電腦辦公軟體（Excel, PowerPoint, Outlook）
