Facilities Management is an integral element of the Business Affairs team and serves to create, maintain, and continuously improve the William & Mary physical environment to enable excellence in teaching, research, and public service.

The Senior HVAC Mechanics are responsible for providing installation, maintenance, and repair of HVAC systems and equipment. Specific duties include but are not limited to:
Independently performs maintenance and repairs and assists lower-level employees, training them as needed.
Ensures preventive maintenance is performed as scheduled and is properly documented.
Oversees the energy management control systems (EMCS).
Utilizes the work order system for documentation and customer response cards.

Job Description:

Required Qualifications:

  • High School graduate or equivalent. 

  • Several years of experience in HVAC maintenance, repair, and installation including experience with pumps, motors & piping.

  • Experience with HVAC construction methods and codes. 

  • Experience with troubleshooting, testing, diagnosing, and repairing HVAC equipment.

  • Experience in interpreting blueprints, shop drawings, and specifications.

  • Ability to climb ladders.

  • Good oral and written communication skills and the ability to deal effectively with supervisors, peers, and customers.

  • EPA Universal Refrigerant License.

  • Valid Driver’s license and two years of driving experience.

Preferred Qualifications:

  • Virginia HVAC Journeyman or Master’s License. 

  • Experience working with Building Automation Systems (BAS).

Conditions of Employment:

  • This position has been designated as essential to the operation of the department, will require reporting to work when the University is officially closed, and is subject to overtime.

  • Incumbents will be required to participate in the Facilities Management “on-call” program and duties will include on-call/standby on a rotating basis.

  • This is a non-exempt position, eligible to receive overtime in accordance with the Fair Labor Standards Act.  This position may be subject to overtime during high peak times, etc. as directed and approved by the supervisor.

  • This position requires that you maintain an active and valid driver’s license. 

40% - HVAC, Boiler, and Hot Water Systems Operation, Maintenance, and Repair

  • Ensures that assigned repairs are completed to the highest standards of professionalism.
  • Ensures that repairs and maintenance are completed according to Code.
  • Confirms that alterations are only accomplished after an annual permit is approved.
  • Independently performs maintenance and repairs for HVAC systems and assists lower-level employees, training them as needed. 

35% - HVAC, Boiler, and Hot Water Systems Preventive Maintenance (PM)

  • Ensures preventive maintenance on assigned equipment is performed as scheduled and properly documented.
  • Confirms that corrective actions that are discovered as a part of PM inspections are properly documented in the work order system.
  • Certifies workspaces are maintained in a clean and neat condition.
  • Independently performs preventative maintenance and repairs for HVAC systems and assists lower-level employees, training them as needed. 

10% - Energy Management Systems Operations and Maintenance

  • Oversees the energy management control systems (EMCS) in ensuring effective use to optimize building system performance and repair as needed. 

10% - Work Administration

  • Utilizes the work order system to ensure it is being used effectively and in a timely fashion for all corrective work identified and reported.
  • Ensures that work order documentation and customer response cards are completed and submitted in a timely manner.
  • Completes corrective action as required on work orders with minimal callbacks.
  • Consistently advises supervisor of required follow-up actions.

5% - Other Duties.

  • Other duties as assigned are conducted in an expeditious and professional manner.

Hiring Range: $45,000-$55,000 commensurate with experience
