Operations & Maintenance

  • Manage daily operations of the China Campus facilities, including HVAC, electrical, plumbing, and fire safety systems.
  • Oversee vendor performance for cleaning, security, catering, and waste management.
  • Implement preventive maintenance programs to minimize equipment downtime and extend asset life.
  • Lead space planning and office seating allocations to optimize real estate footprint.

Financial & Vendor Management

  • Develop and manage the annual facility operational budget (OPEX) and capital budget (CAPEX).
  • Negotiate service contracts with local vendors to ensure cost-efficiency and high-quality service.
  • Audit utility consumption and implement energy-saving initiatives to meet sustainability goals.

EHS & Compliance (Environment, Health, and Safety)

  • Ensure strict compliance with Shanghai municipal regulations, national fire codes, and building safety laws.
  • Lead emergency response planning, conducting regular fire drills and safety training for local staff.
  • Maintain indoor air quality (IAQ) standards and office hygiene protocols.

Team Leadership & Stakeholder Management

  • Supervise and mentor the local facilities team and on-site vendor staff.
  • Act as primary liaison with building landlords, local government bureaus, and property management companies.
  • Collaborate with Local IT and REWS teams for employee events, and office upgrades.

Required Qualifications

Education & Experience

  • Bachelor’s degree in Facilities Management, Engineering, Property Management, or a related field.
  • 5+ years of experience in corporate facilities management, preferably within a multinational company (MNC) in Shanghai.
  • Proven track record managing office fit-out projects or large-scale office relocations in China.

Skills & Knowledge

  • Bilingual fluency in written and spoken Mandarin Chinese and English is mandatory.
  • Deep understanding of Shanghai local building codes, fire safety regulations, and green building standards (e.g., LEED or WELL).
  • Strong proficiency in using CAFM (Computer-Aided Facility Management) software and MS Office.

  • Strong problem-solving ability under pressure during facility emergencies.
  • Customer-centric mindset to deliver a high-quality workplace experience for employees.
