Assistant Property Manager

Location: Mechanicsburg, PA
Pay: $52,000-$55,000 annually. Commission eligible.
Schedule: Full-time | Monday–Friday (9am-6pm. Saturdays as needed)

What You’ll Do

  • Comply with all Fair Housing Laws
  • Greet residents, prospects, applicants and visitors to the leasing office
  • Answers phones courteously and respond to inquiries promptly
  • Acts as first point of contact for resident complaints escalated past the leasing and maintenance teams
  • Works to deescalate and resolve resident concerns, avoiding them being taken to the next level of management
  • Promotes resident retention through development of effective marketing and resident appreciation and satisfaction plans
  • Completes daily walkthroughs of property, noting any maintenance or safety concerns to be addressed by service staff
  • Oversee the entire eviction process, ensuring that all parties are complying with laws and regulations in order to protect both the residents and Company 
  • Execute lease renewals while capturing the most competitive rental increase percentage
  • Manages Entrata system by updating and auditing input data
  • Ensures digital files in Company network drives are congruent with what is found in Entrata
  • Develops creative strategies to market the property to target audiences
  • Assists with the management of property’s social media sites
  • Provides leasing team with support, guidance, and overall mentorship
  • Collaborate with Property Manager to create data-driven, comprehensible budget reports
  • Carries out VIP property tours to prospective clients of the Company in order to bring on new business and increase Company revenue
  • Presents upper management and concerned stakeholders with detailed occupancy and vacancy reporting
  • Safely transport essential work equipment, supplies, and documents within assigned property and/or between company headquarters, off-site locations.
  • Travel locally to visit communities, conduct property tours, and attend meetings as needed. While most travel is within the assigned portfolio, occasional meetings, training sessions, or company events may be held within the Company's operating markets, including Maryland, Delaware, Pennsylvania, and Virginia.
  • Performs other duties as assigned, within reason and relevance to the job

Qualifications

  • High School Diploma or equivalent
  • NALP Certification preferred
  • Prior experience in Property Management preferred

Physical & Environmental Conditions

  • Work requires no unusual demand for physical effort
  • Work environment involves everyday risks or discomforts which require normal safety precautions typical of such places as offices, meeting or training rooms, conference halls or commercial vehicles e.g., use of safe workplace practices with office equipment, and/or avoidance of trips and falls, and observance of fire regulations
