The Valuation Analyst will be responsible for conducting property valuations across asset classes (commercial, residential, retail, industrial, land) and delivering high-quality reports in line with industry standards (RICS / IVS / local regulatory guidelines). The role involves financial modeling, market research, client interaction, and supporting senior team members in complex assignments.

1. Valuation & Advisory

  • Conduct property valuations using appropriate methodologies:
    • Income Approach (DCF, Capitalization)
    • Sales Comparison Approach
    • Cost Approach
  • Prepare detailed valuation reports for purposes such as:
    • Financial reporting
    • Loan/security valuation
    • Transaction advisory
    • Portfolio valuation
  • Analyze lease agreements, rent rolls, and operating statements.

2. Financial Analysis & Modelling

  • Build and maintain financial models (DCF, IRR, NPV analysis).
  • Conduct sensitivity analysis and scenario modeling.
  • Assess asset performance and investment viability.

3. Market Research

  • Perform real estate market studies including:
    • Demand-supply analysis
    • Rental and capital value trends
    • Comparable transactions
  • Stay updated with macroeconomic indicators and sector trends.

4. Client Interaction

  • Coordinate with clients to understand requirements and timelines.
  • Assist in presentations and client deliverables.
  • Respond to client queries and provide analytical support.

5. Compliance & Standards

  • Ensure all valuation reports adhere to:
    • RICS Valuation Standards (Red Book)
    • IVS (International Valuation Standards)
    • Local regulatory requirements
  • Maintain documentation and audit trails.

6. Site Inspections

  • Conduct property inspections and collect relevant data.
  • Evaluate:
    • Location attributes
    • Physical condition
    • Legal and title aspects (basic review)

7. Coordination & Team Support

  • Work with cross-functional teams (leasing, capital markets, research).
  • Support senior valuers in large mandates or portfolios.

MBA (Finance) or M. Tech in Planning (Housing / Urban Planning)

    • – Strong experience in real estate valuations and cash flow projections
    • – Hands-on expertise in valuation workings and report writing
    • – Ability to independently handle and conclude assignments end-to-end
