***This position is for a Building Operator based in Calgary, AB.***

About the role

You are a great teammate who thrives in delivering top-quality customer service to our clients. You are organized and manage daily operations, including water treatment testing and the supervision of HVAC systems, equipment logs, lighting, plumbing, pneumatic systems and DDC systems. You respond quickly to occupant requests and are responsive. You also understand that, given the unique nature of the property, you may be called upon to lead and participate in unique initiatives. This role may require emergency procedures training at multiple locations.

  • You build positive working relationships with tenants and your team, share your expertise, and collaborate effectively. 

  • You work with minimal direction and bring your technical expertise to a hard-working team.

Primary responsibilities

  • Operating, monitoring, and maintaining building automation systems and equipment, including HVAC systems, boilers, pumps, generators, compressors, and related mechanical systems.

  • Starting, shutting down, and regulating mechanical and electrical systems such as rooftop units (RTUs) and heating units, ensuring proper control of temperature, pressure, and airflow.

  • Monitoring system performance using control panels, gauges, alarms, and computerized systems to detect irregularities and taking corrective action when required.

  • Performing routine preventive maintenance and troubleshooting on HVAC, plumbing, and electrical systems to ensure uninterrupted building operations.

  • Maintaining indoor air quality standards by managing ventilation systems and ensuring timely servicing and replacement of filters.
    Conducting regular inspections of building systems and equipment, identifying maintenance requirements, and reporting findings to management.

  • Maintaining mechanical and electrical rooms in a clean, safe, and operational condition at all times.
    Responding to tenant service requests and emergency situations efficiently, ensuring minimal disruption to operations.

  • Coordinating with external contractors and service providers for specialized maintenance and repair work while ensuring compliance with safety and operational standards.

  • Ensuring adherence to all workplace safety policies, environmental regulations, and company procedures in daily operations.

What You'll bring

  • 1-3 years of related experience in a commercial real estate environment

  • 5th or 4th class Power Engineering Certification

  • Strong communication and customer service skills

  • A valid driver’s license for Alberta

  • Ability to multitask and be responsive to time-sensitive tasks

  • Flexible in working hours
